The good, the bad, and the ugly
Photography has become an essential element of real estate marketing. Most house-hunters use the internet to research properties, and these prospective buyers rank photography as the most important tool in searching for a home online.
Many agents are content to take a few pictures with a point-and-click camera. But these cameras are often incapable of capturing the true nature of a property. Spacious rooms become small, dark and uninviting; windows with jaw-dropping views become walls of white light; stunning architecture warps into strange and unappealing angles.
My new seller, Jack, is very motivated to sell his house so he can spend the summer with his grand kids up north. As we talked about what it would take to sell his house quickly and for the most money, we naturally looked at the current competition in his price point.
Several of the comparable properties had amateur photos, which indicated to me that the agent did not want to spend any money on marketing nor knew the basics about staging.
Don’t let this happen to you! Yes, our new phones can take great photos, and yet, that doesn’t make us professional photographers. The photo comparisons you see here are taken of the same house.
